Put a roof on top of your roof. The sealing process turns "cosmetic" tiles into a functional shield against the elements. It reflects heat. It deflects wind. It looks like a new roof.

The job needs to be done right. Your roof must be sound. Existing or suspected leaks must be fixed. Damaged tiles need replacement or repair.


Tile caps often loosen with time. They need to be firmly and permanently re-attached to the roof.

All broken and chipped tiles need to be repaired or replaced. On some roofs, hundreds of tiles need fixing. Once fixed, the repair gets sealed.

Tiles need to be cleaned, not just on the top, but especially on the edges (often missed by powerwashers because it takes time and effort). The edges form the bond between the tiles. Sealing in dirt creates an inherent weakness. It should actually take as long to clean the tiles as it does to seal them. No shortcuts. No cover ups.

The roof must be sealed, not once, but twice. Two coats of glue-like sealant. A large roof might require as much as 110 gallons (22 five-gallon drums of material), weighing over half a ton.


How long does it last? The manufacturer's warranty on properly sloped roofs lasts 10 years, if the job is done right: 2 coats, applied correctly. On flat roofs, no guarantee is offered, although the application can solve problems for 3 years. It often helps reduce air conditioning costs, too.
